There are two types of real estate agents: listing agents who work with sellers and buyer’s agents who help you find a home. There are 3 main reasons to hire a buyer’s agent.
First of all, the fiduciary duties and responsibilities of the buyer’s agent are incredibly important. The buyer’s agent puts your interests ahead of their own. If you work with the agent listing the home, you’re in a gray area. The listing agent has a responsibility to the seller’s best interests, not yours.
Also, the buyer’s agent negotiates for you during the inspection period. They will negotiate repairs, closing dates, and make sure you get all the credits and cost benefits in your favor.
Finally, the buyer’s agent's services are free. All we ask in return is your commitment to working with us. Our proceeds are paid by the seller, not the buyer.
